She could be "real" in a sense from some outside source that is trying to contact Vergil while hes in his mental hell. But I'm leaning more towards that Eva is the last remnants of Vergil's humanity and goodness trying to reason with him and fails.

Most definitely not! Eva is dead. VD was a metaphysical journey for Vergil. Eva was supposed to represent Vergil letting go of his mother's death, in the same way that Hollow Dante was supposed to represent him not giving a **** about Dante anymore.
