Help, anyone ?

Hey guys =3
Recently, I've been having this problem with my Sims 2... it has happened before, but the last time it did was in January, and then it stopped for a while until now.
Whenever I visit a community lot or something, it just freezes like a minute after, and says 'Application will now terminate' or something like that. I tried almost everything to fix it, read threads, but nothing's worked... :\
Anything you have to help me?

Have you added any weird downloadables recently? Or have you moves around a sim family from one neighborhood to another? Unless you messed around with the games files I don't see why it shouldn't work...
